Carlton Sheets

By Multiple Streams of Income • June 10th, 2009

Who is Carlton Sheets and what is his system for No Money Down investing? You may have heard of this gentleman throughout the years. He’s been around the talk circuit, as well as written many books on real estate investing. Carlton Sheets comes from a long line of real estate investment gurus who has relevant information for you to make money buying real estate.

So, how long has Carlton Sheets been at this business? Probably close to 30 years, if not more. His premise basically starts off the same as all of the other gurus. “Do you want to build wealth and have financial freedom?” Of course, the answer will be yes. Carlton Sheets then leads you down a line of questions and answers to help you understand your level of comfort for investing.

Logically, this all makes sense. The key, though, is that with real estate investing, it’s all based on a long-term view. Carlton Sheets himself tells you that you do not build wealth instantly. In fact, if you try to follow the get rich quick formula (there is no such thing), you will likely lose your shirt, unless you’re extremely lucky.

Carlton Sheets teaches smart real estate investing procedures. For example, make sure you get a validated appraisal or looking for the right locations to purchase. He also teaches you how to find properties that may be undervalued and have potential for long-term value. The types of lessons that Carlton Sheets teaches are time-valued techniques that have been tested over many years.

Some of the techniques that Carlton Sheets teaches may be beyond the interest level of some people. In other words, not everyone wants to be a real estate multi-billionaire. I know that sounds crazy, but the effort expended is quite intense to get to that level. Carlton Sheets has a very specific set of processes to get to different levels of real estate investing.

Here are a few of the other lessons that you’ll learn from Carlton Sheets. They include how to finance your real estate investment properties, what you should consider before buying, such as: taxes and insurance, and where to look for values in foreclosures. Once again, not all real estate newbies need or want to know this information. It could begin to get overwhelming for some.

Now, Carlton Sheets does try to make his information is simple and straightforward as possible. He even includes a real estate dictionary that explains different terms that you may not be familiar with. For example, what is an escrow or what is PITI? These terms will be used over and over again in this real estate investing world.

When you’re looking to invest, it’s always a good idea to check out multiple information sources. Carlton Sheets has been investing and teaching for many years. He is definitely worth a review. There are others which will teach you similar concepts and techniques. However, they teach them to you from a different perspective. Other gurus worth investigating include Jane Garvey, Robert Allen and also review the appraiser forums. Once you’re grounded on the right terms, processes, etc. you’ll be armed for success.
